FOX RIVER GROVE, IL-The locally based boutique investment bank has raised $25 million of capital, most of it from Newark, NJ-based Prudential Real Estate Investors, to form a private REIT, Ridge Property Trust, which will buy and build industrial assets.

CHICAGO-The insurance company will relocate from the Merchandise Mart to the 800,000-sf redeveloped former Montgomery Ward's catalog building at 600 W. Chicago Ave., bringing occupancy there above 90%.

GREEN OAKS, IL-The company located at 13820 W. Business Center Dr. was one of the first tenants in HSA Commercial Real Estate's three-building, 450,000-sf Green Oaks Business Center near Illinois 176 and Bradley Road.

CHICAGO-The Bentonville, AR-based retail giant is making its first entry into this highly unionized city, over the objections of labor, community and religious groups. A 130,818-sf store is planned for 10 acres at North and Kilpatrick avenues, on the border the Austin and West Humboldt Park communities.

ADDISON, IL-Bridge Development Partners acquired the 65,180-sf building at 2105 Corporate Dr. in a sale-leaseback earlier this year, and recently filled the building with Universal Technical Institute of Illinois Inc.

CHICAGO-The sale of the 445,000-sf asset on Las Vegas Boulevard to affiliates of New York-based Investcorp leaves the office REIT with one other retail and entertainment property, as well as a debt load $178 million lighter.

GLENVIEW, IL-A Lake Forest limited liability corporation pays $220 per sf for the retail asset in the 2200 block of Willow Road, near the Glen Town Center redevelopment project. The price for the fully-leased center represents a 7.7% capitalization rate.
