A California developer plans to turn two Washington warehouses into a technology center in a rundown district here that appeals to telecom firms. Fowler & Flanagan of Larkspur, CA plan to develop the 120,000-sf site at 705-707 Edgewood St. NE into the Edgewood Technology Center.

The site is not far from other telecom firms moving into “NoMa,” a neighborhood north of Massachusetts Avenue. Qwest, Enron Broadband Services, WorldCom and XM Satellite Radio have signed leases in the area. Level3 is said to be looking for a 400,000-sf site, and Global Crossing is reported to have interest in leasing 60,000 sf at 131 M St. NE.
