LAKE FOREST, CA-The quick sale of a 32,040-sf manufacturing facility here to Red Digital Camera Co. underscores the strong demand for industrial space in Orange County, according to a CB Richard Ellis broker who negotiated the deal. Jeff Carr, a senior vice president in the Newport Beach office of CBRE, notes that the $7.7 million sale was completed within 30 days.

Carr represented the sellers, Gregory and Ellen Heinze. The property is a freestanding building at 20291 Valencia Circle in the Lake Forest Technology Center. Carr comments that the transaction “speaks to the extremely low vacancy in Orange County’s industrial sector.” The overall vacancy stands at about 3%, and the vacancy rate for manufacturing/distribution facilities is even tighter, Carr points out.
