451 Broadway Grocery delivery service Boxed has signed a long-term, 12,912-square-foot lease at 451 Broadway.

NEW YORK CITY—In a move within the Soho area that will more than quadruple its existing space, grocery delivery service Boxed has signed a long-term, 12,912-square-foot lease for the full second floor at 451 Broadway. The company currently occupies approximately 3,000 square feet at 110 Greene St. Asking rents were in the $70’s per square foot. Savills Studley corporate managing director Zev Holzman represented the tenant in the transaction while landlord Crale Realty, was represented by Kevin Wang of KRW Realty Advisors.

According to Holzman, the full floor previously was leased by tech company Ideo, which subleased the floor to web Square Space. Savills executed a four party transaction whereby Ideo and SquareSpace terminated their leases and negotiated a long-term direct lease with the landlord, allowing Boxed to shift into the fully built space. SquareSpace was represented by Rocco Laginestra, SVP, CBRE.

Nearly doubling its space in Midtown, Schireson Associates has signed a 7,558-square-foot, seven-year lease at Five Bryant Park. Newmark Grubb Knight Frank’s Scott Gutnick, associate and Aaron Maltz, associate director, represented the tenant in the transaction. Landlord Equity Office, an affiliate of Blackstone Group, was represented by NGKF’s Brian Waterman, vice chairman, Brent Ozarowski, executive managing director, Josh Gosin, managing director, and Alex Radmin, associate. The tenant will relocate this spring from its current 3,886-square-foot space at Three Columbus Circle to Five Bryant Park, where it will occupy the entire 33rd floor of the building.

The Kaufman Organization has secured a full-floor lease with Blue Ocean Brokerage for 5,418 square feet at 19 W. 24th St. Kaufman’s Michael Heaner and Elliot Warren represented the landlord, 19 West 24th LLC, in the transaction. Asking rents for the space was in the mid-$60’s for the transaction. Brian Feist and Larry Carroll of Cushman & Wakefield represented the tenant.

Benjamin Moore Janovic Paint and Decorating Center has signed a long-term, 4,100-square-foot lease at 766 10th Ave. The tenant was represented in the transaction by Corey Zolcinski of JLL Americas while the landlord, 9300 Realty, was represented by Winick Realty Group president Steven Baker and Charles Rapuano. The new location, which is expected to open in fall 2016, will replace the company’s current store at 771 Ninth Ave.

Simone Development Co. has inked a 2,000-square-foot lease with Starbucks at the Throggs Neck Shopping Center in the Ferry Point section of the Bronx.  The new location features a rare Starbucks drive through, one of very few in NYC and the first in the Bronx. Miles Mahony of Ripco Real Estate, exclusive leasing agent for the shopping complex, represented both the tenant and the owner in the long-term lease. The property is now over 80% occupied.

Gourmet coffee purveyor La Colombe Coffee Roasters has signed a 1,481-square-foot lease at 7 Bryant Park in Midtown. RKF vice chairman Ariel Schuster, VP Greg Covey and associate Hunter Rief represented the tenant in the transaction. CBRE’s Richard Hodos and Joe Hudson represented the landlord, Bank of China.
