LEAGUE CITY, TX-With 17 locations in Greater Houston, the bank is looking for six to eight more development tracts, three of which are ready to go under contract. When the League City building is up, the bank will exit a nearby strip center.

HOUSTON-The Santa Ana, CA-based buyer combines 14 funds and internal capital to acquire the 85,923-sf office building at 602 Sawyer St. The 97%-leased building is termed "a low-risk, medium-reward investment" due to its tenant roster.

SUGAR LAND, TX-The units are rising above 27,536 sf of retail in the middle of the 32-acre Sugar Land Town Square, being developed by Sugarland Properties. The multifamily developer, Sueba USA, is to have the project done by late fall 2004.

HOUSTON-David Fournier is now a director for Holliday Fenoglio Fowler, partnering with director Bill Miller to expand the multifamily sales practice. Fournier is particularly well versed in the affordable housing sector.

THE WOODLANDS, TX-Kirby's, one of Dallas' most popular steakhouses, will break ground soon on a two-acre tract for an 8,500-sf restaurant in the Woodlands Town Center. At last reporting, the Woodlands was getting $7.51 per sf.

HOUSTON-The six-month-old retail property beats the projected lease-up by at least six months. United Equities credits the quick fill to positioning in an area with little new development through the years.

HOUSTON-Myers, Crow & Saviers gets its first tenant for a two-year-old office building to lock down two-thirds of the class A space for the next 10 years as a regional office. The tenant, Quest Diagnostics, gets one roof for three office-laboratory combinations.

HOUSTON-Raamco International of New Jersey takes over the 90%-occupied Lodge at West Oaks with a Freddie Mac loan despite some lender's hesitancy due to the sluggish class A market. The 324-unit buy is billed as a long-term investment play.
