HOUSTON-Tractebel, a Houston Galleria submarket tenant, trades class B office space for class A in a near even swap in size. The 10-year lease falls to Crescent after an extensive search inside and outside the submarket.
LEAGUE CITY, TX-With 17 locations in Greater Houston, the bank is looking for six to eight more development tracts, three of which are ready to go under contract. When the League City building is up, the bank will exit a nearby strip center.
HOUSTON-The Santa Ana, CA-based buyer combines 14 funds and internal capital to acquire the 85,923-sf office building at 602 Sawyer St. The 97%-leased building is termed "a low-risk, medium-reward investment" due to its tenant roster.

HOUSTON-Raamco International of New Jersey takes over the 90%-occupied Lodge at West Oaks with a Freddie Mac loan despite some lender's hesitancy due to the sluggish class A market. The 324-unit buy is billed as a long-term investment play.
WEBSTER, TX-Fresnius Medical Care puts the finishing touches to a seven-year lease for its 12th dialysis center in the Greater Houston area. The deal lands the first build-to-suit tenant for the 11.3-acre park in the Houston suburb.
