GRAND PRAIRIE, TX-Ground will break in six weeks on a $12-million first phase to a two-part spec industrial project with premier interstate frontage. The pre-leasing pipeline should bring some "significant" deals before the year ends.

ARLINGTON, TX-Post Properties sells the 167-unit Post Ascension Point to a buyer who plans to return it to its original intent. The purchase is funded by a $7.75-million, four-year loan from La Jolla Bank.

DALLAS-The winner is Igal Gordon, principal of a San Diego investment group. The heated bidding, says the broker, is due to the immediate upside potential from raising rent with minimal outlay for a rehab at the northeast Dallas complex.

TROPHY CLUB, TX-The 125,000-sf, two-building project gets a municipal green light. Ground will break in the fall on Cirrus Health's one-stop shop for medical services. About 70% of the office building has been pre-leased.

IRVING, TX-The Cross Timbers Capital deal gets done after lender JPMorgan is convinced that class A office buildings such as the 93%-occupied Hackberry View aren't the culprits for Las Colinas' 26% vacancy rate.
