CLEAR LAKE, TX-A German transport firm has signed a long-term lease for one of six class A buildings in Clear Lake. In the coming weeks, HOYER Odfjell will relocate into the Boeing Building from nearby Pasadena.
HOUSTON-The seven-building complex, totaling 206,664 sf, gets the funds from Greenwich Capital Markets in a 10-year loan. The collateral, says the loan arranger, historically has occupancies in the mid-90% range.
HOUSTON-The books close on a four-property disposition, with the latest "done deal" being the Williamstown at 9300 Bissonnet St. Since September, the Chicago-based seller has found four buyers for a combined 1,380 units in Houston.
HOUSTON-The Houston manufacturer gets seven acres in North Houston in a deal that takes the firm from tenant to building owner. Welding Outlets' plan, says the broker, is to expand its footprint in the market after it moves into the purchase.
HOUSTON-Tile Outlet will open doors in 11,790 sf at the Hunting Bayou Center in East Houston. Dollar General taps 7,500 sf at the Champions Point Center in the northwest corridor. NewQuest Properties owns both centers.
SUGAR LAND, TX-The ongoing reorganization will close the state's only operating sugar cane refinery, but keep the Sugar Land headquarters intact. Hormel is to get the Diamond Crystal brand, 14 acres in California and four plants in Savannah.
HOUSTON-The work will start in 30 days on the 202,294-sf Westchase Bank Building. PM Realty, which held onto its four-year contract for the property, will oversee construction on the 21-year-old office building.
HOUSTON-Archstone-Smith gets $59,914 per unit for the 348-unit 7100 Almeda Rd., a complex in the high barrier to entry Medical Center District. The seller just acquired the 18-year-old complex in 2001.
HOUSTON-South Atlantic Services of Wilmington, NC has a little longer before it gets the keys to a 200,000-sf build-to-suit warehouse rising in Jacintoport. As before, the lease at the 8000 Market St. warehouse is for the short term.
BEAUMONT, TX-CBL & Associates finishes up work on an 80,190-sf mall, secured in 2001 when it bought 21 malls and two centers from the Richard E. Jacobs Group. The center, with a trio of anchors, opened at 91% leased.
