CHICAGO—Chicago-based HSA Commercial Real Estate has just completed a 120,249-square-foot lease with Trifinity Partners at Delany Commerce Center in Waukegan, IL. HSA developed the building with Boston-based Great Point Investors on a speculative basis in 2013. As reported in GlobeSt.com, it was the first spec building that Lake County had seen in a very long time.

Trifinity, a 3PL that services major retailers and has operated in the county for over 20 years, will take immediate occupancy of the distribution center at 2431 Delany Rd., relocating from another facility nearby.

With the Trifinity lease, there is about 100,000 square feet still available in the The 218,500-square-foot property. The remaining space, which can be divided into suites as small as 23,600 square feet, offers 30’ clear heights, 14 truck docks, a drive-in door and 300 parking spaces, along with convenient access to both Hwy. 41 and I-94. An adjacent 12-acre lot is available for a larger, build-to-suit project.

Tim Thompson, executive vice president and managing director of the industrial services division of HSA, represented ownership in the lease transaction. Transwestern principal Tom Boyle and director Jared Paff represented Trifinity.
