SAN FRANCISCO-Leaders in the tenant-in-common industry are preparing for RealShare TIC next Tuesday, June 20, at the Argent Hotel in San Francisco. Presented by Real Estate Media, publishers of GlobeSt.com, TIC Monthly and Real Estate Southern California, the conference will address the latest issues and trends affecting an industry that raised $3.23 billion of equity in 2005 and is expected to attract $5 billion in 2006.

“RealShare TIC will be a different kind of event for this industry, which has two well-regarded conferences put on by TICA and a host of weak imitations presented by a variety of sources,” says Rich Kelley, RealShare Conference series director. “Ours will be a high-level information and networking event with executives from the top firms in the industry discussing pertinent trends and issues.”

Indeed, moderators and panelists include presidents, chief executives, principals, partners and managing directors of the top firms operating in the TIC industry, including Marc Paul, president of SCI Real Estate Investments, one of the nation’s largest sponsors of TIC/1031 Exchange investments.”I’m interested in this event because California is responsible for perhaps 40% of all equity that flow into TICs,” says Paul. “The event is also well attended by brokers who represent the providers of that equity.”Following an opening talk by Wells Fargo Securities managing director Christopher Hartung on the macro and regional economic trends impacting the real estate industry, the panel discussions begin with a discussion on the State of Supply & Demand for TIC Offerings moderated by Louis Rogers, president of Triple Net Properties LLC. Panelists will include the presidents or CEOs of Omni Brokerage, Spectrus Real Estate Group, Covington Realty Partners and Passco Cos.

The day also will feature a panel of broker-dealer reps and real estate brokers relating their experiences, both positive and negative, and offer their insight to sponsors and the rest of the TIC arena on how the business should evolve in the future. Griffin Capital COO David Rupert will moderate a panel that will include Rocco Cortese, principal of Presidio Exchange Advisors; Kathy Heshelow, president of Legacy Real Estate & Investments; Ben Marcus, an apartment broker with CB Richard Ellis; and Bill Swayne, CEO of WMS Financial Planners.

SCI’s Marc Paul will be sitting on a panel discussing the latest news coming out of Washington, DC, on the regulatory and legislative front. Also in on the discussion will be Argus Realty Investors president Tim Snodgrass, Morrison & Foster partner David Bayless and Jeff Warr, general counsel for Spectrus Real Estate Group. Concurrent afternoon sessions will discuss debt financing options for TIC and DST deals, whether it’s too late to enter the business and alternative asset types.

The day will begin winding down with an afternoon session titled “Damage Control: When a Deal Doesn’t Go as Planned.” Among the panelists for the discussion are Passco Cos. SVP Tom Jahncke, SCI Real Estate Investments managing director Scott Lunine and Anders 1031 TIC Real Estate founder Andy Mendell,

The final session of the day will be a discussion on the best asset type and geographic market opportunities that exist today and can be anticipated tomorrow, and what deals look good today but could become “stretches” and non-performers in six months or a year.
