2401 Walnut St.

PHILADELPHIA-PernaFrederick Commercial Real Estate has represented three tenants in long-term lease agreements for a total of 16,335 square feet office space in three Walnut Street buildings here. Each tenant was already occupying space at another building on Walnut Street.

The leases were brokered by Steve Perna and Matt Frederick, principals of PernaFrederick. The contracts have an aggregate rental value of $3.5 million, the brokers said.

In the largest recent lease, Perna represented Voith MacTavish Architects, a preservation, planning, landscape, and interiors firm licensed to offer services throughout New England and the Mid-Atlantic, in securing 13,567 square feet at 2401 Walnut Street.

Voith MacTavish is expanding from an 8,800-square-foot office the firm had occupied at 1616 Walnut.  The eight-story building the architecture group will now call home is owned by a limited partnership.

At 1845 Walnut, Perna represented the Foundation for Breast and Prostate Health in the lease of 1,392 square feet on the 15th floor of the 25-story, 350,000-square-foot building that fronts Rittenhouse Square.  

The foundation raises money for breast and prostate cancer research.  Like Voit MacTavish, the foundation relocated from smaller offices at 1616 Walnut.

At Independence Square, Frederick represented The Forceno Law Firm in leasing 1,376 square feet in Penn Mutual Towers, 510-530 Walnut Street.  Jim Egan of Newmark Grubb Knight Frank represented Grubb & Ellis Management Services, the landlord.

The Forceno Law Firm is relocating from 2,500 square feet at 1528 Walnut.

PernaFrederick is headquartered at Two Penn Center and specializes in both landlord and tenant representation, as well as user and investment sales and consulting.
