14014 Worth Ave is the largest
stand-alone retail opportunity in
the DC Metro region, says Next Realty.

WOODBRIDGE, VA-Alliance HSP is seeking a tenant or tenants for its 185,112-square-foot retail property near the Potomac Mills shopping center. It has tapped Next Realty Mid-Atlantic to market the property.

In many ways Next Realty’s job should be easy: the building is located at the corner of Worth Avenue and Potomac Mills Circle—in other words, right across the Potomac Mills Ring Road from the 1.5-million-square-foot Potomac Mills Mall. Potomac Mills, of course, is Virginia’s largest outlet center and one of the CommonWealth’s top 10 tourist destinations. Retail sales so far this year have totalled $3.08 billion within three miles of the site, Next Realty says. It adds that the space, known as Square95, can accommodate one large retailer or it can be divided for multiple retail uses.

Potomac Mills has also been broadening its already huge family of retailers in recent months. It has added LOFT Outlet, Express and a Pandora Outlet in recent months. Its selection of restaurants is also growing–The Cheesecake Factory, Bahama Breeze and Bobby’s Burger Palace, operated by television chef Bobby Flay, are all slated to open this month.

Next Realty points to the site’s access and visibility. It also points out that while there are some 220 outlet stores at Potomac Mills there are still some categories missing—categories that would do well to locate at Square95. A retailer or retailers would also benefit from the nearby Wal-Mart & Sam’s Club, which shares the intersection with Square95.
