A large outdoor kitchen with covered dining area and bistro tables is one of the winning features at Heritage Oaks.

IRVINE, CA-Four multifamily residential communities designed by KTGY Group Inc. have won Project of the Year awards at the recent Multifamily Executive Conference in Las Vegas, and leading-edge amenities may be one of the reasons. The projects include Heritage Oaks Senior Apartments in Oakdale, CA; Arista Uptown Apartments in Broomfield, CO; Parkview Living Senior Apartments in Los Angeles; and AVA H Street in Washington, DC.

Heritage Oaks, developed by Central Valley Coalition for Affordable Housing and Adroit Development Inc., won in the Green and Editor’s Choice categories. The project is an urban-infill, LEED-Platinum, 50-unit apartment community, affordable to working seniors age 55 and older, who earn 30% to 60% of their area median income in Stanislaus County. The community features several high-end amenities, including a large garage with a workbench and hobby/craft areas; a theater; a game room; fitness center; technology and learning centers; and outdoor living area that includes seating areas, lush landscaping, a water fountain and a large outdoor kitchen with covered dining area and bistro tables.

Winning in the Low Rise category, Arista Uptown Apartments, developed by SmithJones Partners LLC, is a transit-oriented, 272-unit apartment community situated between Denver and Boulder and marketed toward the Gen-Y cost-conscious renter. The three-story walk-up includes a 4,000+-square-foot community clubhouse with fitness center, indoor-outdoor lounge, espresso bar with iMac stations, 11,000-square-foot courtyard with outdoor resort-style pool and spa, private cabanas, barbecue grills and a 1.5-acre private lawn with fenced-in dog area, and a dog and bike wash station.

Parkview Living Senior Apartments, developed by Foursquare Foundation, won in the Senior category. The project is a 1.24-acre urban-infill redevelopment project that replaced some older housing units with 75 high-quality senior apartments in a walkable, amenity-rich neighborhood. Project amenities include a 3,000-square-foot multi-purpose room, terraces with views of the cityscape and Echo Park Lake, indoor and outdoor gathering places and angled balconies.

AVA H Street, developed by Avalon Bay Communities Inc., won in the Mid Rise category. The community features customizable apartments with specialized amenities targeting Gen-Y preferences in a walkable neighborhood with immediate access to transit. The 138-unit community is Avalon Bay’s first ground-up-designed AVA-branded community.
